I am NOT an attorney. This site is intended only to share my pro-se experience in hopes it may help other tenants in similar situations to mine.

Terms of Use

What you are agreeing to, and what I am not offering

Effective September 18, 2026

Please read this before you rely on anything here. By using this site you accept these terms. If you do not accept them, please do not use the site.

I am not an attorney

I am not a lawyer, a paralegal, a legal document preparer, or any kind of licensed professional. I am a tenant who defended my own unlawful detainer case without a lawyer. Nothing on this site is legal advice. Reading it does not create an attorney-client relationship, a professional relationship, or any relationship of trust or reliance between us.

This is my own experience and my own opinion

Everything here describes what happened in my own case and what I concluded from it. The guides, checklists, observations, and recommendations are my personal opinions and my personal account. They are not statements of law, not professional guidance, and not a description of what will happen in your case.

No accuracy or reliability is promised

I try to be accurate and I cite sources where I can. I do not promise that anything here is correct, current, or complete. Law changes. Court rules change, and local rules change faster than anything else. Deadlines and procedures differ between courts, between departments, and between judges, and they may have changed since I wrote a page.

This site is provided as is, with no warranties of any kind, express or implied, including any implied warranty of accuracy, completeness, fitness for a particular purpose, merchantability, or non-infringement. You use this site entirely at your own risk.

Confirm everything before you act on it

Do not act on anything here without confirming it against the current statute, the current rule of court, and the current local rules for your own court — and, wherever you can manage it, with a lawyer. If something on this site conflicts with what a court, a clerk, a judge, or a lawyer tells you, they are right and this site is wrong.

No personal assistance is offered

I do not provide personal help of any kind. I do not review documents, answer questions about your case, give opinions on your facts, explain what you should file, recommend a strategy, appear with you, refer you to counsel, or assist you in any individual way. I cannot and will not act as your representative. If you write to me, I may not reply, and a reply is not advice and creates no relationship or obligation.

Your deadlines are yours

Eviction cases move fast, and missing a deadline can end your case without a hearing. Nothing on this site tracks, calculates, reminds you of, or is responsible for any deadline in your matter. Those are yours alone.

Limitation of liability

To the fullest extent permitted by law, I am not liable for any loss or damage of any kind arising from your use of this site or from anything you did or did not do because of it. That includes direct, indirect, incidental, consequential, special, exemplary, and punitive damages, and it specifically includes the loss of a case, a default judgment, a missed deadline, a lost tenancy, lost property, lost money, and emotional distress. This applies whether the claim is framed in contract, negligence, or any other theory, and whether or not I was warned the harm was possible.

This site is for California

This site is written for tenants in California, about California law and Alameda County practice. It is built to California and United States requirements only, and it does not adhere to the legal, consumer, privacy, or accessibility requirements of any other state or country. If you are outside California you are welcome to read it, with the understanding that it was not written for your jurisdiction and may be wrong for you in ways I have not considered.

This site is intended for people 18 and older. If you are under 18, please read Who This Site Is For.

Outside links

Where I link to a court, an agency, a statute, or an organization, I do not control that site and am not responsible for it. Phone numbers and intake hours change constantly. Confirm them yourself.

The writing on this site is mine. You are welcome to read it, print it, and share a link to it. You may quote a reasonable portion with credit and a link. Please do not republish whole pages as your own, sell it, or use it to build a paid product or service.

These terms may change

Updated terms will be posted on this page with a new effective date. Continuing to use the site after that means you accept them.

Governing law

These terms are governed by the law of the State of California, without regard to its conflict-of-laws rules.
